Selecting the correct tenant and Referencing:

Selecting the correct tenant is extremely important, at registry stage tenants are qualified by our team experts. We have a strict referencing process all tenants have to go through to be deemed suitable, this is carried out by a Third Party and will be approved by yourself.

To complete our online reference check you will need to provide:

  • Affordability – A tenant would need to be earning annually 30 x monthly the rent, our referencing team will carry out suitable checks to confirm their affordability. Either through – employment, savings, pensions, guarantor reference or advance payment.
  • Clean record – A credit check will be carried out that will show any bad credit upon the applicant. We also require bank statements to show any discrepancies.
  • Previous landlord reference – If the tenant had a previous landlord we would confirm if the tenant had acted in the correct manner during the tenancy and was not in any arrears or had a late payment history.
  • I.D check and Right to rent check – To confirm that all tenants have the right to rent in the Uk, an original document is presented.

When a tenant is found the following services include:

  • You will be given a property manager who will look after your property through the whole tenancy
  • Quaterly inspections – you will be reported on how your property is being looked after every 3 months as a property manager will carry out an inspection
  • Maintenance team – Available 24/7 we have a maintenance team that will be able to assist on any issues that may rise in the property. You will approve any quote and if you have your own team of maintenance you can pass on their details and a property manager will contact them with any issues instead
  • Price increases – Upon every renewal your property will receive an increase in rent going by the current market conditions
  • Full liaisons between tenant and property manager – The potential tenant will solely deal with the chosen property manager so you don’t have to.
  • Collection of the rent on behalf of the landlord
  • Preparation of a monthly/quarterly statement of account
  • Negotiating terms of the tenancy between the landlord and tenant
  • Dilapidations deposit reconciliation
  • Serving of any Section notices
  • Arranging an inventory report
  • Carrying out references on all potential tenants
